    Q: I bought a foreclosed house through an auction website and paid cash. I used an equity line of credit on my current house at a 3 percent rate. I won the bid at $145,000 and had to pay a buyer premium of $7,250 for a total purchase price of around $154,000. The house was built and sold in 2005 for around $240,000. I put in another $15,000 to improve the home. I have a total of about $168,000 into the house. I bought the house to fix it up and flip it; however, I really don't like paying capital gains taxes. The capital gains tax would be about $15,000 and my profit would be cut from $40,000 to $25,000.
