If you chose to call Kari Court in Windsor home, there are a few things you won't need.
You won't need a site map to find your house. Unlike condominium projects so large that you can get lost without a map or a GPS, this 55-plus active-adult community has only 16 units nestled in either duplexes or single-family homes in a neighborhood that culminates in a cul-de-sac.
You won't need a fat check for monthly condominium fees. The monthly fee is just $100 and covers everything from lawn care to snow removal and home exterior maintenance to insurance.
Nor will you need endless patience to deal with the management. Builder Tim Ploszaj, president of T. Edwards Construction, is a third-generation residential builder who is very "hands-on.”
And here are a few things you will get: backyards that open up to woodlands; thoughtful floor plans that provide a high level of convenience as well as outstanding living and storage space; and the ability to add your own touches during construction.
The community is designed so that homeowners won't get lost in the shuffle of big condominium living, says Angela Ploszaj of Prudential Connecticut Realty in Windsor. With just 16 units, Kari Court offers condominium living with a warm neighborhood atmosphere and without the congestion of a typical active-adult community.
Another bonus: it's located about a mile from the Windsor Senior Center, as well as a few minutes away from shopping and the center of town. Kari Court is also on a bus line for those who no longer drive or own a vehicle.
Kari Court is the brainchild of builder Tim Ploszaj, who had previously done two- and three-home subdivisions. Ploszaj began building with his father and grandfather during summers when he was a teenager. He attended trade school to hone his construction skills, then worked in the family business for 10 years before starting his own business in 1994.“He is always watching other developments to make sure we are offering the best price to the customer,” says Angela Ploszaj. “He is very hands-on. He doesn't just hire subcontractors and leave the job. Here's there all the time.”
This means he can make changes to the community’s three different floor plans to suit customer needs.
“The interior can be modified to a homeowner's specifications,” Angela Ploszaj says. For example, in one model, a commonly requested change is to open the wall between the kitchen and the dining room. Recently, the builder also redesigned the upstairs for a homeowner to allow for an oversized walk-in closet in one of the bedrooms.
Even when a home is already under construction, she says, the builder “makes little changes here and there for the homeowner.” In a smaller development such as Kari Court, builder Ploszaj “can cater to customers’ needs.”
First-time visitors are often impressed that Kari Court offers “a larger unit than expected – almost 1,900 square feet. “They are excited that they can have family come and stay on weekends,” Angela Ploszaj says.
The homes offer traditional, timeless designs with open floor plans that provide for a high level of convenience.
In the model home designs, the eat-in kitchen has a bay window and features granite countertops and stainless steel appliances including a refrigerator, dishwasher, microwave and stove. A variety of different cabinetry options are available.
There is hardwood flooring as standard in both the kitchen and dining room. Wall-to-wall carpeting is offered elsewhere, with the exception of the tiled bathrooms.
Off the living room, each unit comes with a pressure-treated wood deck.
All units have a first-floor master bedroom with its own bathroom featuring a walk-in shower and marble vanity. The vanity is also marble in the upstairs bathroom and the downstairs powder room has a pedestal sink.
There are two bedrooms on the second level, one with a walk-in closet. There is also an attic area where a home office can be added as an upgrade.
All the homes offer central air and natural gas heating. A security system and a central vacuuming system are available as upgrades.
The entrance to the home features a covered front porch large enough to allow for seating. An attached, one-car garage completes the layout.
Kari Court is just 15 minutes from Hartford and convenient to Interstates 91, 291 and 84 in an area where fields and farms create a rural atmosphere. At Kari Court, homeowners will find comfort in the intimate community surrounded by nature. “Owners like that it's a smaller, private community,” says Angela Ploszaj.
